There is a reason so many people choose asphalt for their parking lots and driveways. It is an incredibly durable product that will leave you with a long-lasting surface. Just because a surface is long-lasting, however, doesn’t mean that it isn’t going to require some maintenance to keep it that way. This is where sealcoating comes into play. The best way to extend the life of your asphalt driveway or parking lot is to have it sealcoated on a regular schedule. Andersen Asphalt & Striping is here to talk about how often you should sealcoat your driveway or parking lot to extend its life.
Importance of a Sealcoating Schedule
Sealcoating helps to protect your driveway or parking lot from the elements. Harsh sunlight, heavy rain, snow, salt and spills, as well as other elements can have a negative impact on your asphalt and require you to replace it sooner when you aren’t sealcoating it regularly. To keep your asphalt in good condition, you need to have it sealcoated every 2-3 years.
Steps Involved in Sealcoating a Driveway or Parking Lot
If you haven’t ever had your driveway or parking lot sealcoated, you might not know what to expect from the process. Here is how things will go down:
– Prep: The asphalt surface is going to need to be prepped before anything can get started. This means that any weeks or grasses that are nearby will need to be removed and trimmed back.
– Cleaning: The surface will also need to be deep cleaned. This will remove all the staining and other debris on the surface of the asphalt. This step is usually done with a pressure washer.
– Repairs: If there are any cracks or potholes on the asphalt surface, they are going to need to be repaired before sealcoating happens. This means that you need to plan far enough in advance that they are fixed and cured before sealcoating.
– Application: The sealcoat is then applied in a thin layer. This is going to put a nice barrier down on the asphalt surface so that it has the protection it needs.
– No Traffic: It is important that the asphalt surface is barricaded so that there is no foot traffic or vehicle traffic on it until it has had time to completely cure. This is done typically for 24-48 hours. After that, it is still important that you use caution for a few days as the sealcoat is still going to be somewhat pliable.
