Preparing your asphalt for sealcoating is a crucial step in ensuring the longevity and effectiveness of the sealant. Proper preparation not only enhances the adherence of the sealcoat but also maximizes its protective benefits. There are essential pre-application tips to get your asphalt ready for sealcoating that we at Andersen Asphalt & Striping would like to share today.
How to Prep for a Seal Coat?
1) Thorough Asphalt Cleaning. The first step in preparing your asphalt is to clean the surface thoroughly. Debris, dirt, and oil can prevent the sealcoat from bonding properly with the asphalt. Start by sweeping the area to remove loose debris like leaves, twigs, and gravel. Use a stiff-bristle broom or a blower for a more efficient clean. For areas with stubborn dirt, consider using a pressure washer. This will ensure that all fine particles are removed, providing a clean surface for the sealcoat to adhere to.
2) Oil Stain Removal. Oil and grease stains can be particularly problematic as they repel the sealcoat, leading to uneven coverage and reduced protection. Use a degreaser or a specialized oil stain remover to treat these spots. Scrub the area thoroughly with a brush and rinse it with water. In some cases, you might need to repeat the process to ensure all oil residues are eliminated. If the stains are particularly severe, consider using an oil spot primer before applying the sealcoat.
3) Crack & Pothole Repair. Cracks and potholes must be addressed before sealcoating to prevent further deterioration and to create a smooth surface. For small cracks, use a crack filler or asphalt emulsion. Clean the cracks of any loose material and fill them according to the product instructions. For larger cracks or potholes, use a patching material. Ensure these repairs are given adequate time to cure before applying the sealcoat. This step is critical as it prevents water from seeping into the base layers of the asphalt, which can cause significant damage over time.
4) Edge Trimming & Vegetation Removal. Grass and weeds growing through the asphalt edges can disrupt the sealcoating process. Trim the grass along the edges of your driveway or parking lot and remove any weeds. Use a weed killer if necessary, ensuring it doesn’t affect the surrounding areas. This not only improves the appearance but also prevents vegetation from compromising the integrity of the asphalt.
5) Asphalt Surface Drying. Before applying the sealcoat, the asphalt surface must be completely dry. Moisture can prevent the sealcoat from adhering properly. After cleaning and repairing, allow ample time for the surface to dry. Depending on the weather, this could take several hours or even a full day. Sealcoating on a damp surface can lead to peeling and reduced longevity of the sealcoat.
6) Weather Considerations. Check the weather forecast before planning your sealcoating project. Ideal conditions include warm, dry weather with no rain expected for at least 24-48 hours after application. The temperature should be above 50°F (10°C) both during application and for at least 24 hours afterward. Avoid sealcoating during very hot or windy conditions as well, as these can cause the sealcoat to dry too quickly, leading to an uneven finish.
7) Barricade Setup. Prepare to block off the area to prevent traffic during the sealcoating process and while it cures. Use cones, barricades, or caution tape to keep vehicles and pedestrians off the freshly sealed surface. Typically, you should restrict access for at least 24-48 hours to allow the sealcoat to dry and cure properly.
