Why Asphalt Needs Protection

4) Curing & Drying. After application, the sealcoat needs time to cure. Drying time typically ranges from 24 to 48 hours, depending on weather conditions. During this time, traffic should be kept off the surface to ensure proper bonding.

Most residential driveways benefit from sealcoating every 2–3 years. Commercial parking lots with heavier traffic may require more frequent maintenance. Climate, traffic volume, and overall pavement condition all play a role in determining the ideal schedule.
