Most asphalt will need resurfacing about every 8 to 15 years. Often during the life of the pavement, the asphalt will need to be resurfaced. Depending on other current damages to the pavement, you can still resurface, but you will need to repair these problems first. When the asphalt has developed potholes, cracks, and divots they need to be repaired before the pavement can be resurfaced. In most cases asphalt can be resurfaced as long as the asphalt meets these basic factors:
• If less than 25% to 30% of asphalt needs to be repaired. Too much damage often demands new asphalt.
• If the foundation is structurally sound.
• If the asphalt/pavement is less than 20 years of age.
• If cracks are present they must be less than ¼ inch wide and the cracks are shallow.
If damages are beyond repairing with resurfacing, and you attempt to resurface the asphalt anyway, the repairs will not last long and eventually you will need to replace the asphalt. To save yourself the time and money, it is recommended to have a qualified contractor inspect the asphalt and determine if resurfacing is an option.
Replace an Asphalt Pavement
There are some situations where it is a better investment to replace the asphalt rather than repair it with resurfacing. Where asphalt resurfacing is less expensive and time consuming than replacing the entire asphalt, it may end up being a short term remedy. You may be finding that within a short period of time you are replacing the asphalt regardless. When determining the proper solution for the asphalt, do not overlook the required circumstances that is needed to resurface the asphalt. If the cracks are too deep or too wide do not resurface the asphalt. Foundation problems are a major concern and never should be overlooked.
