Resurfacing is often the more preferred option for asphalt repair and more affordable than asphalt replacement. Asphalt Resurfacing VS Replacement

Replacing asphalt or more commonly referred to as asphalt reconstruction, will require the asphalt to be dug up, removed, and then replaced. However, it takes much more time and materials than asphalt resurfacing. Asphalt resurfacing is often called asphalt overlay. When the surface of the asphalt becomes damaged, it is a much easier fix to place a fresh layer of asphalt over the existing surface. When putting on an overlay or resurfacing the road, a two inch layer of asphalt is implemented. This two inch layer smooths out the road or surface as well as fill in potholes, dips and other surface damages. Whenever possible, resurfacing is the optimal method to repairing asphalt on the road or parking lot. However it will depend on a few conditions if the asphalt can be resurfaced or will require reconstruction.

Types of Asphalt Deterioration or Failure

Resurfacing is typically the better way to repair asphalt. Resurfacing pavement is best if the subgrade is in good condition. The subgrade will require a need to be heavily oxidized. Often core-testing of the subgrade is conducted to determine the condition of the asphalt. However, when resurfacing isn’t an option, there is usually excessive damage to the asphalt. Alligator cracks is one major sign that asphalt resurfacing isn’t an option. Sometimes the cost of repairing the asphalt to be resurfaced will cost more than asphalt reconstruction. In that case, it may make more sense to replace the asphalt than to resurface it.

Asphalt Aging

The age of the asphalt can be another major factor. Most asphalt will last 15 years with a few resurfacing jobs in between. Once the asphalt is past 15 years and has a number of surface damages, it is better to replace the asphalt versus repairing it with resurfacing. However, when the asphalt is resurfaced every few years, it can extend the life of the asphalt past the 15 year mark.

What Effect Does Weather have on Asphalt Pavement?

The elements also play a major role in the longevity of the asphalt. Due to our intense hot summers, asphalt has a tendency to crack here in Nevada, which allows water to flow underneath the pavement. This can lead to the eroding of the subgrade, which in turn will demand asphalt reconstruction. However, with proper maintenance and on time resurfacing, asphalt can last longer.
