If you have a driveway, parking lot, or road made of asphalt, there is a certain level of maintenance that needs to be carried out regularly to keep it in good condition. One of the most common ways to maintain your asphalt surfaces is done with a process called seal coating. Seal coating is an asphalt maintenance service that is proven to extend the life of your asphalt. Andersen Asphalt & Striping is here to talk about what this process looks like, and why it is so important.
What Asphalt Sealcoating Is
If you have never heard of the term seal coating, you may not know what this process looks like. It is a process where thin layer of coal-tar, acrylic, or asphalt emulsions Are put on top of your asphalt’s surface. This thin layer acts almost as a sunscreen would act on your skin as it protects your asphalt from things like water and too much sun exposure. If your asphalt doesn’t have protection against the elements, it is going to break down much sooner then an asphalt surface that has been seal coated. Not only will seal coating offer your asphalt protection from the elements, but it will also improve the appearance of your asphalt if it has started to fade and show signs of wear. When you have your asphalt seal coated it will look like new again.
Different Types of Sealcoating
There are three different substances that are often used for seal coating: coal-tar, asphalt emulsions, and acrylics. Whatever asphalt company you are working with will have the training and the experience needed to decide which material is going to be best suited to seal coat your asphalt.
What is the Process of Sealcoating?
While each asphalt company that you work with is going to approach the seal coating process a bit differently, generally speaking, there is a process used by nearly everybody when seal coating a surface.
Here is what it looks like:
– The area will be barricaded off to keep tenants and clients from driving on the surface
– The asphalt surface will be thoroughly cleaned using a broom and High pressure blowers to prep the area
– Any oil spots on top of the asphalt will be properly treated
– A light first coat will be applied to the surface to prime it
– A second coat will be added to create a 1/8 inch coating
– Then a squeegee will be used to ensure the edges are properly covered
– The following morning the barricades will be removed and the surface can be driven on again
