Weather & Temperature Changes
One of the biggest contributors to asphalt cracking is constant exposure to changing temperatures. Asphalt expands in hot weather and contracts in cold weather. Over time, this repeated cycle of expansion and contraction causes the material to weaken. In colder climates, freeze-thaw cycles are especially damaging. When water seeps into small pores or existing hairline cracks and then freezes, it expands. This expansion puts pressure on the surrounding pavement, gradually forcing cracks to widen. When the ice melts, the voids remain, allowing even more water to enter the surface during the next cycle.
Water Intrusion & Drainage Issues
Water is one of asphalt’s worst enemies. When drainage is poor or the surface is not properly graded, water begins to pool and seep into the pavement structure. Over time, this weakens the base layers beneath the asphalt surface. Once the foundation is compromised, the surface loses support and begins to crack under pressure from normal traffic loads. Even small drainage problems, such as clogged gutters or uneven slopes, can accelerate this process significantly.
Heavy Traffic Loads
Asphalt is engineered to handle weight, but excessive or repeated heavy loads can push it beyond its limits. Parking lots that frequently support delivery trucks, garbage trucks, or other heavy vehicles are especially prone to stress-related cracking. When weight exceeds what the asphalt base was designed for, the surface begins to flex excessively. This leads to structural fatigue, often showing up as alligator cracking or interconnected fracture patterns that signal deeper base failure.
Oxidation & Aging
Over time, asphalt naturally oxidizes when exposed to sunlight and air. This process causes the oils in the asphalt to dry out, making the surface more brittle and less flexible. As the material loses elasticity, it becomes more vulnerable to cracking under pressure or temperature changes. Aged asphalt often appears gray and rough compared to newer black pavement. This discoloration is a visual indicator that the surface is becoming more fragile and may soon begin to crack if not maintained.
Poor Installation or Subgrade Problems
Sometimes cracking begins long before environmental wear takes its toll. If the asphalt was not installed correctly or the base layer was not properly compacted, the surface will not have a stable foundation. Weak subgrades shift under pressure, causing the asphalt above to flex and crack prematurely. Improper mix design, insufficient thickness, or rushed installation can all shorten the lifespan of asphalt significantly.
