Sealcoating your parking lot is part of maintaining and preserving your investment. It works to protect your asphalt from the elements and extend its life. Parking lots are subject to heavy traffic, harmful UV rays, chemical spills, moisture issues and more. Sealcoating provides your parking with the protection it needs to survive these harsh conditions. For the average parking lot, sealcoating should take place every 2-3 years depending on conditions and other factors. Andersen Asphalt & Striping is here to talk about the process and what to expect after sealcoating is completed.
How Long You Can Expect Sealcoating to Take
For most parking lots, the sealcoating process will take either part of a day or a full day to complete depending on the size of the lot. During this process, it is vital that the parking lot is closed off to any foot and vehicle traffic. There are factors that will impact this including the weather conditions of that day and the condition of the parking lot. This can vary on a case by case basis. You need to make sure there aren’t any vehicles making contact with your parking lot for at least eight hours after sealcoating is completed. Here are some of the conditions that can impact the length of time necessary for the curing process:
– Summer/Direct Sunlight: If your parking lot is sealcoated in the summer where direct sunlight is going to be happening, you could see the curing process only last 2-4 hours before it can be walked on. You can drive on it after 12-24 hour while giving the parking lot 48 hours before opening it up to traffic can ensure your sealcoating services aren’t ruined prematurely.
– Humidity/Cloudy: If there are humid or cloudy conditions when your parking lot is sealcoated, the time to cure is going to dramatically increase. You will more than likely need at least 72 hours before driving on the asphalt surface in these conditions.
– Full Cure: While you may be able to drive on the parking lot 24-72 hours after sealcoating is applied, it is important to understand that the parking lot isn’t going to be fully cured for 30 days. Be aware of this and avoid using any harsh chemicals on its surface during this time.
Best Time to Sealcoat
If you are looking to be able to drive on your parking lot as soon as possible after sealcoating, it is best to wait to have sealcoating done in ideal weather conditions. This can have a dramatic impact on cure time.
