Damage Conditions of Asphalt Driveway

Another major consideration when determining asphalt repairs or replacements is the level of damage. Depending on the type and the severity of the damage, such as cracks, alligatoring, and the structure of the asphalt’s foundation, the asphalt may need to be replaced. When the damage is simply too severe, the asphalt cannot be repaired. The damaged section of the asphalt will need to be removed. Major damage is also a clear sign of the asphalt’s age or poor installation, both requiring the asphalt to be replaced. When the damages are minor and problems are caught early enough, repairs are ideal and is the better option.

Age of Asphalt Pavement

As mentioned, the age of the asphalt is another major aspect to consider. When asphalt is over 20 years old, it is coming to the end of its life. Asphalt will begin to break down more quickly the older the asphalt becomes. When asphalt is 20 years old or older, and repairs continually pop up, it will be a wiser investment to replace the asphalt. Younger asphalt in most cases will undergo repairs and is normal. The only time recently installed asphalt needs to be replaced is when it has been improperly installed.

Types of Traffic on Road or Parking Area

When a parking lot or busy road begins to develop a number of repairs, often it is better to replace the asphalt. Patch work and repairs do not last very long when exposed to heavy traffic. The busy roads and parking lots quickly break down due to the constant flow of traffic. As a result they require a lot of repairs. However, when the repairs become more frequent and a bigger problem, it is a wiser investment to replace the asphalt versus repairing. In the case of low traffic areas, repairs are more ideal.
