As the asphalt color goes from a rich black color to a light gray color, the asphalt is degrading. The lighter the asphalt color, the longer it has been degrading. Once the asphalt is a light gray color, you know that it is definitely time to sealcoat the asphalt. Cracks and potholes occur when the asphalt begins to oxidize, which will cause the top layer of the asphalt to break down. As asphalt breaks down, the finer particles will erode and the large aggregates will be exposed which will lead to the cracks. Potholes are often the result of the asphalt failing and is often due to prolonged water exposure. When water enters into the underlying soil structure, the asphalt erodes from the bottom, causing the potholes. Both cracks and potholes can be repaired and prevented with sealcoating.
How Asphalt Sealcoating Works

An asphalt sweeping machine is driven over the asphalt, along with handheld blowers and brooms that are used to clean the asphalt’s surface. Next, the sealcoating material is applied to the asphalt.
